  • Answer: In the Tampa Bay area, our sandy soils and intense summer downpours can cause vinyl fence posts to move if they weren’t set deep enough or if the concrete wasn’t properly bell‑shaped at the bottom. At Bay Area Fence Factory, we set posts deeper than the industry minimum and use a flared concrete footing to lock each post in place. This prevents washout, rotation, and leaning during heavy rains or tropical‑storm winds, keeping your fence straight and secure for years.

  • Question:“Why does my vinyl gate never seem to latch right?”

  • Answer: Most people assume a vinyl gate won’t latch because the gate itself is sagging, but in our Tampa Bay sandy soils the real culprit is usually the hinge post settling. Even with tamped dry concrete at the bottom of the hole, the weight and movement of the gate can cause the hinge post to sink up to ¾ of an inch — especially on rainy‑season installs. When the hinge post drops, the latch no longer lines up.

In almost every case, once this adjustment is made, it never needs to be touched again.

  • Answer: Some installers try to stiffen a vinyl hinge post by filling it with hundreds of pounds of concrete instead of using a proper galvanized steel C‑channel or aluminum H‑beam insert. Once that happens, the entire post has to be dug out and replaced, and even swapping hinges becomes a major headache. At Bay Area Fence Factory, we never fill vinyl posts with concrete. We use the correct internal metal stiffeners so the post stays strong without destroying itself over time.

  • Answer: In our humid Tampa Bay climate, north‑facing vinyl panels stay damp longer and naturally collect algae, mildew, and lichens. It’s not a material defect — it’s biology. We recommend rinsing the fence regularly and using a mild soap or vinegar solution for stubborn spots. Avoid harsh chemicals that can damage the UV‑protective capstock. With simple routine care, your vinyl fence will stay bright and clean for years.
